Rehab 2 Perform to Open First Baltimore Location at Harbor Point
Performance-based physical therapy comes to Baltimore's waterfront as R2P brings its athlete-centered model to Harbor Point.
Rehab 2 Perform will soon be expanding to Harbor Point, in a joint announcement made today by Beatty Development Group and AH Realty Trust. It’s the first Baltimore location for the fast-growing physical therapy provider, leasing 3,680 square feet of space on the ground floor of the 1405 Point residential building, with a tentative opening scheduled for Summer 2026.
Rehab 2 Perform delivers a fitness-forward healthcare experience – a clinical model built and executed inside a gym environment. It is the bridge between healthcare and fitness: individualized, gym-based care that empowers people to move with confidence, achieve their goals, and reduce future injury risk, ensuring they are not only Ready 2 Perform now, but able to Perform For Life.
“Rehab 2 Perform was built around a simple belief, that everyone deserves access to the same standard of care we give elite athletes,” said Dr. Josh Funk, DPT, Founder and CEO of Rehab 2 Perform. “Harbor Point is exactly the kind of community that gets that. People here are active, driven, and they expect more from their healthcare. R2P treats every person like they have a season to get back to, because they do. We're not just here to help them recover. We're here to help them Perform For Life.”
The new location at 1405 Point will operate as an open-concept, gym-based clinic – more training facility than doctor’s office – with turf, performance equipment, and the space to get patients moving from day one. Patients will work one-on-one with clinicians who understand what it takes to compete and perform at the highest level, using the same return-to-performance standards trusted by elite athletes. Treatment extends well beyond symptom resolution, guiding patients through movement competency, capacity, and conditioning progressions that prepare them for the full demands of their sport, activity, or life.
“The vision for Harbor Point has always been to create a truly walkable urban environment,” said Max Beatty, Principal, Beatty Development Group. “Bringing Rehab 2 Perform to the neighborhood is another big step towards building that type of comprehensive experience for the people who live and work in and around Harbor Point.”
At 1405 Point, Rehab 2 Perform will join the recently opened Josefina, as well Attman’s Delicatessen, Amanda Gallagher Orthodontics, and [solidcore]. Opened in 2018, 1405 Point is a 17-story luxury residential building with 289 apartments, best-in-class amenities, and tailored services. Located along Baltimore’s scenic waterfront between Harbor East and Fell’s Point, Harbor Point is a 27-acre mixed-use neighborhood with more than four million square feet of retail, residential, hotel, and office uses, as well as 9.5 acres of open space.
