Perkins Square

As a key component of the PSO (Perkins/Somerset/Old Town) Transformation Plan, the long-neglected Perkins Homes public housing site is being reshaped into Perkins Square, a community of choice that is inviting, promotes resident pride and unity among neighbors, and is fully integrated into the surrounding area.

The redevelopment replaces the original Perkins Homes, built in the 1940s as public housing for shipyard workers and their families. Ultimately, Perkins Square will feature 1,346 affordable and mixed-income units, as well as 500 market-rate units. Replacing the barracks-style buildings of the original Perkins site, each apartment building and group of rowhouses at Perkins Square has its own distinct design, creating a much richer visual environment and a sense of place.

In partnership with the Housing Authority of Baltimore City, McCormack Baron Salazar, and other partners, Beatty helped secure a $30 million CNI (Choice Neighborhoods Initiative) grant for the PSO Transformation Plan, which has significantly contributed to the revitalization of East Baltimore. Beatty is currently responsible for demolition and infrastructure scopes at Perkins Square, as well as pursuing a commercial and market-rate housing program to support the vision of creating a neighborhood of choice in this historic community in downtown Baltimore.
