Constellation Building
The 21-story, mixed-use Constellation Building serves as the headquarters of Constellation Energy and a regional office for the Exelon Corporation. The marquee feature of the tenant office build-out is the two-story 65,000 SF trading floor where Constellation maintains its energy trading operations.
Not only is the Constellation Building a showcase project for Harbor Point, it’s also a model for modern sustainable building practices including: high-efficiency glazing on the windows, a rainwater harvesting and reuse system that collects HVAC condensate and precipitation from the building’s impervious roof areas, green roof, and a rooftop solar voltaic system (49kW) that provides power back to the office space. The building core and shell have earned a LEED Gold designation, while the interiors have reached LEED Platinum status.
Within the Constellation Building, the residences of 1305 Dock Street offer an exclusive waterside retreat with floor-to-ceiling windows, elegant appliances and finishes, and views of the Inner Harbor. The building also features 40,000 SF of retail space and a 750-space parking garage.
The development of a project of this size and complexity on a capped brownfield site in an urban setting was the first of its kind. Developing on Harbor Point required detailed coordination with the community, tenants, local businesses, and various City, State, and Federal agencies to ensure that a wide variety of stakeholder needs and requirements were met.
